Making Your Home More Energy Efficient

As energy costs continue to rise, many homeowners are looking for ways to make their homes more energy efficient. Not only can this help save money on utility bills, but it can also increase the value and sale price of your home. According to Lisa Saenz, kwELITE Realtor®, “Homebuyers are increasingly looking for energy efficient features when house hunting. Upgrading things like insulation, HVAC systems, lighting, and appliances can potentially allow you to list your home for more.”

One of the best places to start is with insulation and sealing air leaks. Adding insulation to the attic and walls, as well as sealing gaps and cracks around windows and doors, can greatly improve efficiency. “Properly insulating a home is one of the most effective things you can do,” says Realtor® Erin Nahorny. “It keeps heated and cooled air from escaping out of the home, lowering energy usage.” Upgrading to double or triple pane windows can also make a big difference.

Replacing an outdated heating and cooling system with a newer, high efficiency model is another excellent upgrade to consider. “New HVAC systems can be up to 60% more efficient than those over 10 years old,” explains Renee Mueller, Broker/CEO of kwELITE. Installing a programmable thermostat can also help manage the runtime of HVAC systems more effectively.  

In addition, replacing old appliances with Energy Star certified models can lead to major energy savings. Appliances account for over 20% of a household’s energy usage. Upgrading to Energy Star refrigerators, dishwashers, washers and dryers can cut appliance energy use by over half.” 

Making smart energy efficient upgrades allows homeowners to save significantly on utility costs while also boosting their home’s value. “Sustainable living is becoming more popular,” says Mueller. “Homes with energy efficient improvements often sell faster and for more money on the market.” So if you’re looking to save money and sell for more, consider making some eco-upgrades to your home.
