Next-level digital marketing – kwELITE utilizing drones and other hot tech to sell your home faster

The old adage is “A picture is worth a thousand words,” but in the case of kwELITE Real Estate, beautiful pictures equal thousands of dollars earned and plenty of time saved.

Taking pride in being a tech-powered brokerage, kwELITE Real Estate is proud to be equipped with its own in-house and talented digital marketing team that plays an instrumental role in all of its listings. Gone are the days of posting a simple picture of a home and waiting for someone to put in an offer. 

For kwELITE, it’s about going above and beyond. That entails creating a custom listing video featuring aerial drone shots and virtual tours of a property utilizing drone footage and a Matterport camera, which empowers people to capture and connect rooms to create truly interactive 3D models of spaces. In essence, a potential buyer could walk through a property and get a feel for it without ever having to step inside.

“It really sets us apart from our competitors to be able to provide our clients with a walk through of a property without them ever having to step inside,” said Megan Cimpl, kwELITE Real Estate marketing coordinator, operations manager and certified drone pilot.

Cimpl spearheads those efforts, taking the equipment from site to site whenever needed, whether in Columbus, Kearney, Norfolk or beyond. But it’s not as simple as just purchasing the hottest technology and putting it to work. It requires three-four weeks worth of initial training, according to Cimpl, and includes passing a drone test to be able to fly the device legally.

Then, it’s constantly educating yourself on things like Federal Aviation Administration regulations and Matterport techniques.

“Each scan the Matterport does has to be level,” Cimpl noted, for example.

Then there are the little details that make a big difference, such as making sure all the lights are on and all the blinds are open in the house to ensure the best-possible scan is done. 

All footage and photography is then edited and strategically distributed on numerous platforms, such as kwelitecolumbus.com, as well as the brokerage’s YouTube and other social media channels. With kwELITE Real Estate owning more than 85% of its Columbus market share alone and a strong social media presence across multiple platforms, it’s without a doubt all marketing efforts are reaching thousands of people.

Broker/Owner Renee Mueller stressed the importance of having these tools available, noting they’re a massive benefit to clients and the Realtors themselves.

“Professional photography and video has always been important, but it is increasingly so with this market shift and days on market lengthening,” Mueller said. “As well as the need for accuracy and efficiency when it comes to other core services utilizing the information, such as appraisers or local municipalities who need to say have an accurate tax assessment made.”

• 72.2% of realtors report that high-quality photography helps them win more listings.
• 83% of buyers said pictures are “very important” in helping them choose which homes they will visit.
• Sales agents who use professional photographers earn twice as much commission compared to others.
• 61.3% of brokers believe high-quality photography is ‘crucial’ for selling homes.

 “The vast majority of real estate agents would need to hire out photography services, licensed drone pilots, videographers to put it all together, etc. We have all that here,” Mueller said. “And staffing to coordinate, edit, post and more. It’s a killer package.”
